(Immagine: www.depositphotos.com)<\/figcaption><\/figure>\n<p>L'analisi dei rapporti annuali 2023\/24 riguarda 43 fondi quotati alla borsa svizzera e 34 fondi comuni tedeschi. In Germania, molti dei dati chiave che devono essere inclusi nel rapporto annuale sono sanciti dalla legge. In Svizzera, i rapporti di sostenibilit\u00e0 vanno sempre pi\u00f9 spesso al di l\u00e0 dei requisiti di legge a causa di altre specifiche. Le dimensioni dei portafogli dei fondi analizzati in Svizzera vanno da 100 milioni a 3 miliardi di franchi svizzeri, mentre in Germania sono comprese tra 18 milioni e 18 miliardi di euro.<\/p>\n<h3><strong>Attenzione agli aspetti ambientali<\/strong><\/h3>\n<p>Mentre quasi tutti i fondi in Svizzera (91 %) forniscono almeno informazioni quantitative sugli aspetti ambientali, 37% dei fondi non commentano affatto l'aspetto sociale della sostenibilit\u00e0. I criteri di governance sono presenti in poco meno di due terzi dei veicoli immobiliari in Svizzera. In Germania, le quattro dimensioni della sostenibilit\u00e0 sono rappresentate in modo molto pi\u00f9 uniforme che in Svizzera. Il 30-% e il 40-% dei fondi forniscono informazioni quantitative su societ\u00e0, ambiente e governance.<\/p>\n<p>L'aspetto economico \u00e8 menzionato da meno del 10 % dei fondi in entrambi i Paesi, ma ci\u00f2 \u00e8 dovuto al fatto che gli indicatori economici sono integrati nel reporting finanziario.<\/p>\n<h3><strong>Gli standard creano comparabilit\u00e0<\/strong><\/h3>\n<p>L'analisi sottolinea che gli aspetti ESG sono ormai saldamente ancorati nella relazione annuale della maggior parte dei fondi. Tuttavia, la trasparenza e il livello di dettaglio variano ancora notevolmente. L'utilizzo di standard di rendicontazione come il GRI o il CSRD e di benchmark come il GRESB si sta rivelando fondamentale per garantire una rendicontazione di sostenibilit\u00e0 coerente e comparabile all'interno dell'asset class e tra i vari Paesi.<\/p>\n<p>Gli aspetti ambientali come le emissioni di CO2, il consumo di energia e gli obiettivi di azzeramento o limitazione del riscaldamento globale rimangono i principali elementi di differenziazione per gli investimenti immobiliari sostenibili.
