Tuttavia, un recente studio della ZHAW mostra che, nonostante le grandi aspettative, l'implementazione nella pratica \u00e8 spesso frammentata.<\/p>\n<h3>Viene riconosciuto un grande potenziale<\/h3>\n<p>Lo studio si basa su un'indagine online condotta su 478 specialisti e manager del settore immobiliare, del facility management e delle funzioni correlate in Svizzera. Il 78% degli intervistati vede un potenziale elevato o molto elevato per la SBM, in particolare in termini di aumento dell'efficienza nella gestione delle strutture e di riduzione del consumo energetico e delle emissioni di CO\u2082.<\/p>\n<p>\u00abLa gestione intelligente degli edifici \u00e8 arrivata nella pratica, ma non ancora dove potrebbe essere\u00bb, afferma il Prof. Dr. Andrea Gonz\u00e1lez, responsabile del gruppo di competenza Smart Building Management della ZHAW. \u00abMolte organizzazioni utilizzano singole soluzioni digitali senza collegarle sistematicamente o gestirle in modo strategico\u00bb.\u00bb<\/p>\n<h3>Divario tra aspirazione e realt\u00e0<\/h3>\n<p>Allo stesso tempo, esiste un chiaro divario tra le aspirazioni e la realt\u00e0: l'SBM \u00e8 attualmente utilizzato solo in circa il 35% degli edifici conosciuti, spesso in modo selettivo e non in tutti i portafogli. Anche il livello di maturit\u00e0 rimane basso in molte organizzazioni: predominano le soluzioni isolate, mentre gli approcci integrati e basati sui dati sono l'eccezione.<\/p>\n<p>Il nuovo SBM Index Real Estate &amp; Facility Management Switzerland 2025 si attesta a 51 punti su 100: un chiaro segnale della necessit\u00e0 di recuperare il ritardo. Con l'SBM Index, la ZHAW ha creato per la prima volta uno strumento che fornisce una panoramica strutturata e comparabile dello stato di attuazione della gestione intelligente degli edifici. Serve come quadro di riferimento per proprietari, operatori e organizzazioni di facility management.<\/p>\n<h3>Gli elevati costi di investimento sono un ostacolo<\/h3>\n<p>I principali ostacoli citati dagli intervistati sono gli elevati costi di investimento, la complessit\u00e0 tecnica e l'integrazione nei sistemi esistenti.
